The Opportunity
This position is responsible for the review of shopping center portfolios to identify immediate and long-term opportunities for new salons and for the development of relationships with key landlord partners to successfully capture those opportunities through to deal execution.
Your Mission
On your journey, you will have the opportunity to:
• Manage the landlord portfolio review program to streamline data capture, review, execution, and follow up related to potential real estate opportunities.
• Develop and maintain shopping center database to ensure the department has accurate information and can proactively communicate with landlords related to opportunities within targeted areas for development.
• Communicate with national, regional, and local landlord contacts on a regular basis to gain information about short term and long term opportunities and to provide customer service to address issues and resolve problems.
• Stay informed about changes in the commercial real estate industry to identify new or changing opportunities for growth.
• Demonstrate the ability to listen, earn trust, and accept direct feedback from franchisees while building strong, positive relationships.
Your Expertise
To land this job you will need to demonstrate your proven ability to and/or possess the following:
• Detail orientation with an ability to look at things from a logistical and systems mindset.
• Ability to devise and follow strategy to meet individual or work unit goals.
• Thoughtful application of precedents, systems, and policies involving synthesis and analysis of information from a variety of sources and experiences.
• Ability to make sound judgements and decisions.
• Ability to develop and maintain positive relationships that enhance the image of the company as a leader in the marketplace.
• Strong written and verbal communication skills; ability to effectively communicate with key leaders of major landlord partner organizations.
• Ability to solve problems and demonstrate flexibility to adapt processes.
• Proficient in software systems such as Microsoft Office Suite, Google Earth, other mapping programs and Microsoft CRM.
• Proficient in the use of Google Earth and other mapping programs.
• 3-5 years in commercial real estate with an emphasis on retail preferred
• Work positively in a team environment, with the ability to adjust to various working styles in one on one situations.
• Strong organization skills with a focus on timeliness and accuracy.
• Ability to take initiative on projects without close supervision.
• Ability to travel up to 25% of time.
• Experience in negotiations a plus but not required.
• Ability to develop and maintain relationships with customers, as well as coordinate face to face meetings and host said customers in various social settings.
• Strong public speaking skills.
• 2-3 years of progressively responsible experience in real estate support role (retail preferred) or a combination of education and experience providing equivalent knowledge. College degree and previous experience in negotiations desirable, but not required.
Your Work Environment
This is an in-office position in which you will work a standard 40 hours a week scheduled in an environment where you will participate in meetings and work at a computer most of the day. There is flexibility on the time you start and end your workday. Travel could be up to 25% of the time.
